How to apply for tenancy

To obtain a tenancy for one of our rental properties, you will need to apply via our application process.

The referencing process

This is carried out by our referencing partner, through an online portal. Once this has begun you will receive an email asking you to submit additional information and upload documents via a bespoke link. Access to this portal, and the uploading of documents can be done on a smart phone, tablet or PC. If you are experiencing difficulties doing this, please contact a member of our lettings team who will be able to assist you.

We will receive update notifications throughout your activity and once you have completed the process. Please do not delay in completing the referencing.

References

Receipt of satisfactory references are required for all applications.

To speed up the application process you should advise all of your referees that they will be contacted.

Guarantors

A Guarantor must be provided if you do not pass the credit check, have unsatisfactory references or if the Landlord requests one.

All Guarantors will be contacted to ensure they are aware of their legal commitments to your tenancy. They will also be required to complete an application form and proceed through our referencing process including a credit check.



Costs to applicant

Costs to the applicant will only be incurred in the following circumstance:

  • If you decide not to proceed with the tenancy you will be charged for loss of rent and/ or cost of remarketing.*
  • If any information given on your application form is false or incorrect you will fail the referencing process and will be charged for loss of rent and/ or cost of remarketing.*
  • If you fail to meet the deadlines, you will be charged for loss of rent and/or cost of remarketing.*

* Loss of Rent, for example:
if the landlord loses 2 weeks marketing this will be calculated as losing 2 weeks rent.

* Remarketing costs will be charged at £150 plus VAT.

Once the Tenancy Agreement has been signed and accepted the holding fee will become the security deposit and will be protected by TDSNI.

If you answered NO to the above statement, please indicate EXACTLY what you require to be attended to in the property before you move in, as it is often difficult to make changes once a landlord has agreed to an application. Please note that we CANNOT guarantee the Landlord will agree to complete any or all of these requests.

Costs to the applicant

There is no cost to submit this application to our offices

However, once you have been accepted for a tenancy you will be required to pay a holding fee equal to one months rent. This will secure the property and allow the referencing process to continue. This will prevent any further marketing of the property.

You will have 7 days from the moment you are notified that your application is being processed to complete our referencing process. Failure to meet the timeframe will result in the property being remarketed at your cost.
