- How can I view one of your properties?
Viewings can be made by arrangement with our office. You will normally be able to view any of our properties within 24 hours.Back to top
- How do I apply for a tenancy?
At the time you view the property, one of our property consultants will give you an application form to complete or alternatively you can download one from below. As soon as you return this to our office we can begin the application and referencing process.Back to top
- What additional documents do I need to apply for a tenancy?
To apply for any tenancy with Pinkertons you will be asked to provide:
- Your last three months bank statements
- Your last three months pay slips, your P60 or an accountants reference if you are self-employed
- Proof of address
- Proof of identification either your passport, driving licence or voters card
- Proof of benefits (if applicable)
Once these are received with your application form we will request a credit check with our Credit Referencing Agency.Back to top
- Do I have to pay to apply for a tenancy?
There is a fee to cover the costs of obtaining references. This fee currently is £40.00 for single tenant or £75.00 for a couple and must be paid at the time of your application. Please be aware that this is a non–refundable fee should you withdraw for any reason or if the landlord declines your application.Back to top
- How much will I need to pay in my first month?
This is an example of how much you may be expected to pay in the first month of renting a property.

- When do I pay the deposit and first month's rent?
The deposit is paid once you sign the lease and your first month’s rent is due before you collect the keys. Thereafter your rent would be due on the first of every month by direct debit if the property is managed. If the landlord has opted to manage the property themselves your rent will be collected by standing order on the day of the month your tenancy commenced.Back to top
- What happens if my rent is paid late?
Contact Pinkertons Property Management as soon as possible if you have any problems with rental payments that may mean that your rent payment will be late. Arrears letters (for which you will be charged) will be sent if rent remains unpaid for any longer than five days after it was due. You will be charged interest until the amount is paid.Back to top
- If I have any problems during my tenancy who do I speak to?
If your property is managed by Pinkertons please call 028 9147 9393 or email your enquiry to firstname.lastname@example.org. If your property is not managed by Pinkertons then please contact the landlord directly.Back to top
- If I want to serve notice to vacate my property what should I do?
Your lease agreement will outline details of the notice required should you decide to vacate the property. It is important that you contact Pinkertons in writing using a Recorded Delivery postal service should you wish to move out of your rented property.Back to top
- What happens if I decide to end my lease agreement early?
If you decide, for whatever reason, to end your lease agreement early you will be required to continue to pay rent until the end of the initial contract or its break clause point. If the landlord agrees to re-market the property and once a new tenant is found, then you will be permitted to end your rent payments but you will be obliged to cover any agents fees and any other expenses from when the property is re-let. Payments would be calculated on a pro-rata basis for the unexpired term of the contract.Back to top
- How do I stop my rent payments at the end of my tenancy?
As soon as you have made your final rent payment, you should contact your bank directly to cancel your direct debit or standing order mandate.Back to top
- What should I do with the keys at the end of the tenancy?
Unless specific instructions are given by your landlord, keys should be taken to Pinkertons on or before the last day of your tenancy. You should return all sets of keys and obtain receipt as proof of the key return. Please be aware that should you not return keys by the last day of tenancy you will be liable for additional rental payments.Back to top
- When is my deposit returned?
Your deposit will be returned to your account when:
- You have officially checked-out of the property
- Returned all sets of keys
- The property has been cleaned to a satisfactory standard
- Any damage caused has been rectified
- All utilities have been paid
- Pinkertons has received instructions regarding the deposit from the landlord
Your deposit will normally be returned within fourteen to twenty eight days from the end of the tenancy. We will let you know if there will be any deductions taken from the deposit.Back to top
- What length of lease is available?
Our leases initially run for either a six or twelve month period though other periods can be discussed. You should let us know in writing at least thirty days before your lease is due to end if you intend to renew or vacate the property.Back to top
- How do I renew my contract after the first year?
You should inform us sixty days prior to the end of your tenancy to allow enough time to arrange all the related administration.Back to top
